With the shortage of condos in Little Italy and the large demand to live in such a vibrant neighbourhood, the location of IT lofts is the biggest selling feature. With such evolving neighbourhoods, like Dufferin Grove and Little Portugal, IT Lofts located at the corner of Rushholme Road and College is close to many exciting local amenities. Close to brunch spots, restaurants offering just meatballs or progressive cuisine, espresso cafes, lounges, there’s no shortage of places to go for a unique dining experience or have a quiet drink within steps of the building.
The builder, understood this, and to keep maintenance fees down, designed the building with just a gym. A small building of 52 suites, IT Lofts has to be conservative with their amenities. Who needs a gym with a community YMCA just a block away, residents have all the amenities they would need; a large gym, indoor pool, squash courts, an indoor running track and even a day care. The “Octopus centre”, a yoga centre offers classes and therapeutic treatments. The residents that don’t like to work out aren’t subsidizing the amenities in the building. IT Lofts has got this right.
Another check mark for the building, is the simple green feature it incorporated. In lieu of a storm water tank, built in planters from floors 4 to 6 collect rain water.
Transportation is easy, there’s a streetcar running just outside the building and Dufferin Subway is just about a 10 to 15 minute walk.
This is a small building, just 7 storeys and 52 suites. “It Lofts” features a ground floor retail to tie in with the rest of the street on College. The suites are 9 ft until they reach the penthouse level which are 10 ft.
However, one shortcoming I see with the building is the layouts. The one bedroom suites lack a bedroom window. You need to jump to a 2 bedroom at 1,047 sq ft, if you want a window in at least one of the bedrooms. An interior bedroom has no outside windows or natural light. The suites are outfitted with a glass sliding door to let some natural light. Secondly, the one bedroom suites lack balconies. Some 1 bedroom suites offer a Juliet balcony which is more of a sliding door. So again, a buyer needs to jump to a two bedroom suite to have a decent sized balcony or bedroom with a window.
