The location sells itself: steps to High Park and the subway in a village like atmosphere. High Park Greens is one of the original condos in High Park built in 1977. Most suites in the building are 2 bedrooms that range in size from 900 sq ft to 1200 sq ft. There are some rare 3 bedrooms corner suites that are between 1200 and 1400 sq ft with 3 balconies. Some ground floor suites are two storey with patio walk outs. The living rooms and dining rooms are spacious.
I saw a 1 bedroom unit in the building at 764 sq ft, it was larger than most 2 bedrooms in the newer buildings in the area. High Park Green offers balconies that are more like terraces; some are even as big as 400 sq ft! This is what Toronto really needs, condos that address the needs of young families. I wish we saw more condos with unit sizes like High Park Greens, but with the rising costs of land and construction, it makes no economic sense for developers today, thus we have new condos with 650 sq ft 2 bedrooms.
Many of the suites have been renovated over time and have added ensuite laundry and hardwood floors. The suites in original condition don’t have laundry on site and residents have access to a laundry room. Kitchens in original condition are closed off and more galley kitchens, but many renovated suites have knocked down walls and opened up the kitchen to the living room. Suites on high floors offer panoramic views of the park and even as far as the lake. Because the complex is nestled in a residential neighbourhood, there's views overlooking the many trees in the neighbourhood.
The maintenance fees are all inclusive and the building, all buildings have central air conditioning.
Condo amenities include exercise room, beautifully landscaped gardens, outdoor pool, party/meeting room, sauna and tennis courts. The outdoor pool is now considered one of the most desirable features for young buyers and many residents with young children use the pool in the summer. The outdoor pool is shared among the 3 buildings to keep maintenance fees down.
100 Quebec, 80 Quebec and 50 Quebec offer great value for a very desirable neighbourhood, as a result it’s a popular choice for downsizers in the neighbourhood looking to have money left over from the sale of their house or a young family drawn to the area for the schools.
The pet policy in the building might exclude some buyers, 2 pets are allowed but sorry, no dogs permitted in the building.
