The Metropolitan Essex is known for its location, facing Allan Gardens, a 13 acre park off Jarvis with a public conservatory. One of my favourite movies, “Chloe” by Atom Agoyan, filmed a pivotal scene of the movie in this conservatory. It also has a unique relationship with its neighbour, the Ramada Hotel.
298 Jarvis consists a total of 18 storeys, the first 4 floors are commercial, with a total of 130 suites. There are 8 suites per floor and two storey penthouses. Metropolitan Essex does not offer balconies, which may turn off many condo buyers and is not a pet friendly building despite its ideal location for dog owners.
298 Jarvis St was completed in 1991 so some suites are showing their age while others have undergone extensive renovations. Suites still in their original condition are carpeted, have closed off kitchens and 8 ft ceilings. Management renovated the lobby in 2003, exterior in 2004 and hallways in 2005.
The maintenance fees may seem high but they include all utilities. The amenities consist of a swimming pool, wet and dry sauna, well equipped gym, outdoor sun deck and access to the hotel’s squash court and party room. To keep costs down, many amenities are shared with the Ramada Hotel and guest suites aren’t necessary as residents can put up family and friends at the Ramada Hotel for a well discounted rate.
Not all suites offer parking spots. With a walkscore of 95, many of its residents don’t need cars as they can easily walk to the subway, the Loblaws at Maple Leaf Square, Eaton Centre, Ryerson University and College Park.
